TERMS & CONDITIONS

All bookings are subject to full agreement with our Terms and Conditions as detailed below

  1. All reservations are normally weekly (7, 14 days etc) back to back, especially June to September, High and Peak Seasons. At the discretion of your hosts, dependent upon time of year and availability, bookings may be possible for parts of a week or extended past a weeks duration.
  2. In order to confirm a booking we require a deposit of 30% of the total booking. The outstanding balance must be received 1 month before the start of your holiday. We will send you a reminder for this.  If it has not been received by 3 weeks prior to your holiday we reserve the right to cancel the booking with forfeiture of the deposit. Notification will be sent to you of this cancellation. Where bookings are made at short notice, less than 6 weeks before the start of your holiday, payment must be made in full to secure your booking.
  3. In the event that you need to cancel your booking, we require a minimum of 6 weeks notice, otherwise we will not be able to offer you a refund unless we are able to re-let the farmhouse for the dates that you had reserved. The six week period specified gives us though an excellent time period to open the bookings up again, and hopefully re-let. If you have to cancel after you have paid the full balance, again we will be unable to offer you a refund unless we manage to re-let the farmhouse for the dates that you had reserved, in which case we will give you a full refund.
  4. Arrival at the farmhouse is after 16.00 hours and on the day of departure, checkout is noon. Unless agreed otherwise. Bookings run back to back and in order for the maid service to prepare for the next guests adequate time is given for this change over. Please respect these times for the benefit of those guests following. If you are arriving on a night flight, please note that unless you have booked from the previous day, there is no guarantee that the farmhouse will be vacant. If there are no guests staying when you arrive, then we can take you to the farmhouse as soon as you arrive.
  5. We provide a once a week maid service at no extra charge for guests staying longer than 1 week. If you need a maid more often there will be a small additional charge.
  6. Pool and Pool Area Maintenance. This is normally kept clean at all times. Once, sometimes twice a week the pool man will come to do any necessary maintenance, like adding water, backwashing, vacuum cleaning and adjusting the electronic purification system. This uses no chlorine to keep the pool clean and fresh, therefore there are no stinging eyes or hair that turns green due to chlorine. If in the rare event this system is not operational, all endeavours will be made to correct any fault as soon as possible. However in the event of a prolonged fault, chlorine will then need to be added but guests will be informed of this change of status.
  7. Activities in and around the pool are the sole responsibility of an attendant adult, where children are at play. Signs indicate depth. There is no diving. An emergency float is provided in case a person gets into difficulty. Children must not be left unsupervised around the pool at any time. We take no responsibility for injury for the use of the pool, pool area or within the residence.
  8. Activities of individuals within the property is their responsibility and in the event of an accident / injury we ourselves cannot take responsibility for the actions of others. We are not responsible for circumstances beyond our control.
  9. The Farmhouse sleeps up to a maximum of 6 people. Any greater number will violate the terms and conditions and could result in the booking being terminated. Please advise at the time of booking the number of guests for the duration of your stay. Only guests booked to stay at the farmhouse can reside there for the duration of your stay. If additional guests arrive, permission needs to be granted and extra nightly charges applied per person.
  10. A refundable breakages deposit of €200 (£150) required on arrival to be refunded within 2 weeks of your departure (subject to satisfactory property inspection)
  11. Juristiction is within the Maltese Law framework.
